SOLANO RANCH
THE PROPERTY: The Solano Ranch is located in Harding County, 10 miles southeast of Roy, New Mexico. The ranch is accessed from State Highway 39 which runs along its southwest side. The Solano Ranch is made up of the following lands:
3,432.75 Deeded grass acres, more or less 293.70 Deed CRP acres, more or less 3,726.45 Total acres, more or less
TERRAIN & VEGETATION: The Solano Ranch is a good production ranch characterized as open, short grass country with little or no brush. Blue grama is the dominate grass species, but other principal forage grasses found on the ranch include western wheatgrass, buffalograss, vine mesquite, and sideoats grama.
A Conservation Reserve Program contract is in place through September 30, 2012 on 293.70 acres and pays $5,134, annually. The ranch has been receiving a USDA direct farm payment of approximately $2,000, in recent years.
Average annual precipitation for the area of the Solano Ranch is about 15, with most falling in the summer months. The area generally enjoys approximately 160 frost-free days each year. The average elevation on the ranch is around 5,500.
WATER: Four windmills with large, steel-rimmed drinkers are well placed throughout the ranch. The windmills have 8-wheels which indicates well depths in the 150 to 250 range.
The Village of Mosquero owns 4 wells in the southwest corner of the ranch in a small area along state highway 39. These wells are maintained by and provide water to the Village of Mosquero, which lies 5 miles to the south. The wells do not provide any income to the ranch.
CARRYING CAPACITY: The Solano Ranch historically has been used for cow/calf production. Most years, an owner can conservatively stock the ranch with about 75 to 80 cows plus bulls. It would also work for 225 to 245 yearlings during the growing season most years with normal precipitation.
IMPROVEMENTS: There is an older partial set of wooden corrals located on the west side of the ranch, not far from the highway. The ranch lies east to west and is crossed fenced into 5 pastures and two CRP fields. Cross fencing is from good to poor and boundary fences are from excellent to poor. There is no home on the property.
MINERALS: The owners will convey their mineral interest appurtenant to the subject property without warranty to the buyer.
WILDLIFE: The Solano Ranch has huntable numbers of antelope most years; and a new owner should normally receive at least 2 to 3 land owner permits. The number of permits allotted depends on the results of the antelope survey conducted by the New Mexico Game & Fish Department each spring.
TAXES & FEES: Harding County real estate taxes for the Solano Ranch are approximately $500.00, annually.
PRICE: $1,100,000
BROKERS COMMENTS: The Solano Ranch is not a fancy, well improved ranch property, but it is an honest (you can see what you are getting) short grass cattle operation in some of the strongest grass country in the world. It is well located on a state highway with an entrance that can be locked. The ranch has a couple of CRP checks coming, and who knows, it might go back in the program when the CRP contract expires in September of 2012. The ranch is priced to reflect its need for some fence and corral work you hardly ever see a ranch priced below $300 per acre in the Roy area.
